How the free deal analyzer works
- 1We pull the property record
Public-record data for the address: property type, beds, baths, square footage and year built. No guessing at what the house is.
- 2We run nearby sold comparables
Recent arm's-length sales close to the subject, filtered for similar size and bedroom count, then reduced to a median sold price per square foot.
- 3We calculate ARV and your maximum allowable offer
Estimated ARV is that median price per square foot applied to the subject's square footage. Maximum allowable offer comes from the standard wholesale formula — 70% of ARV, minus repairs, minus the assignment fee and closing costs — with a conservative 65% figure alongside it.
- 4Shelly explains the result
The numbers are fixed before the AI ever sees them. Shelly's job is to tell you what the wholesale deal potential means, where the risk sits, and what a wholesaler would do next.
The numbers behind a wholesale deal analysis
- ARV — After Repair Value
- What the property is worth once it has been renovated, based on what comparable homes nearby actually sold for. Every other number in wholesaling depends on getting this right.
- MAO — Maximum Allowable Offer
- The most you can pay and still leave a cash buyer their margin: 70% of ARV, less repairs, less your assignment fee and closing costs. Offer above it and the deal stops being assignable.
- Wholesale spread
- The gap between what you contract the property for and what an investor will pay for it. That gap is your assignment fee, and a thin one is the most common reason a wholesale deal dies at the closing table.
- Repair estimate
- The renovation cost a cash buyer will underwrite. Enter your own number if you have walked the property; otherwise FTC estimates from the construction era and square footage, and you can refine it inside the app.
